10 Ways to Winterize Your Rental Property
Every good landlord wants to promote a high quality of life for tenants, encourage loyalty, and attract great potential tenants. A good way to do this is to save them money on their utility bills- and save your buildings some serious winter wear and tear. These 10 tips will get you on the right track fast. These are simple improvements you can make, and easy things you can ask tenants to do to make their accommodations more energy-efficient save them money.
1.) Open Sun-side Curtains During the Day
An easy way to keep low temperatures at bay is by letting in all that beautiful sunshine. It’s free, easy- and it’s the best way to greet the day.
2.) Close Storm Windows
Most people forget about storm windows until a big weather event arrives and it’s too late. But these can keep a great deal of cold air away from doors and windows.
3.) Close Doors
Any space that is not heated, like a utility closet, should not be opened when the heater is on. Close those auxiliary doors to reduce energy costs.
4.) Close Door & Window Gaps
Older homes can be challenging when it comes to sealing doors and windows. Installing energy-efficient windows is a good start. Installing gap fillers under doors is also a good idea.
5.) Insulate Switches & Outlets
Every switch and outlet represents a gap in the insulation. That means they are bound to leak temperature treated air. Fortunately, insulating them is easy.

6.) Use In-Home Window Insulation Kits
Window insulation kits are inexpensive, and anyone can use them. You can ask tenants to deploy them, or offer to do it yourself.
7.) Use Ceiling Fans
Warm air rises to the ceiling where it doesn’t do any good. Ceiling fans can help disperse warm air, reducing the need to crank up the heater even further.
8.) Unblock Heat Vents
Floor vents often get blocked, especially when they are behind furniture and out of view. Unblock them to release the heat.
9.) Install Insulating Curtains
Windows are like black holes for warm air. Cover them up with thick, insulating curtains.
10.) Check the Heater System
Every heater system needs regular maintenance and cleaning to work correctly and efficiently. HVAC systems should be inspected at least every two years.
