Thank you for your interest in renting with us! To submit your rental application online, please complete the form below. To complete the rental application, you will need:

  • Your Social Security Number
  • Your vehicle(s) year, make, model, and license number
  • Payment of $50 Application Fee for each household member 18-years-old or older
  • Two forms of ID and proof of income

Each adult (18-years-and-up) must complete his or her own rental application.

Rental Property Information

Important! Typically, rental units are held for no longer than 14 days with a Holding Deposit. The amount of a holding deposit must be half of one month’s rent.

Please note that for our renter’s protection, Bancroft requires renter’s insurance. Proof of insurance must be provided at lease signing.

In order for your application to be considered complete, you must provide two forms of identification as well as proof of income.

Please carefully check all files being uploaded. Legible and readable copies of all required documents must be uploaded to this application and must clearly contain the name of the applicant and any relevant information.

Falsifying Information On This Application Is Grounds For Rejection

I hereby authorize and instruct Owner/Broker/Property Manager to investigate the information supplied by me and to conduct inquiries concerning my income, credit and character for the purpose of verifying and qualifying for this rental and any renewals thereof. I further authorize the release of any and all information available from any reference, former owners and credit reporting services, department of motor vehicles and governmental agencies. I hereby release and hold harmless all parties from liability for any damages that may result from furnishing this information to its owners, its agents, and others.

NOTE: Copy of actual credit report will not be provided to any applicant by Owner/Broker/Property Manager.

Applicant(s) understand that more than one applicant may apply for this property at the same time. The applications are NOT considered on the basis of time of receipt. There is no guarantee of acceptance of your application. Application Fees are non-refundable.

About the Holding Deposit
Applicant may be required to make a “Holding Deposit” in consideration for owner’s taking the dwelling unit off the market while considering approval of the application. If applicant is approved and the lease is entered into, the holding deposit shall be credited to the required security deposit.

If applicant is approved and fails to enter into the contemplated lease within three (3) calendar days, the applicant deposit shall be forfeited to the owner.

The holding deposit will be refunded only if applicant is not approved. Refund in such event shall be prompt.

Keys will be furnished only after lease has been signed and all monies due have been paid in full.

This application shall become a part of the lease/rental agreement upon acceptance.

Congratulations! You are nearly finished.

Your Rental Application is NOT complete until you pay the $50 Rental Application fee. If you are applying with a pet, you must complete the corresponding pet application form. This application is of no charge to you if your pet qualifies as a service animal. Otherwise you will need to make a payment of $20 for the first pet and $15 for the second. If you are applying with a pet and do not submit the pet application form, your application will be considered incomplete.

You are also welcome to come to our office with your complete, printed rental application and your payment by money order or cashier's check. There may be multiple applications for any property. We will approve the best application received that meets our minimum standards. There is no guarantee that your application will be approved. Applications are NOT treated on a 'First Come, First Served' basis. You hereby acknowledge that your application fee is NON-REFUNDABLE under any circumstances. Your application and fee may be used for any property managed by Bancroft & Associates within 30 days of submission.

Application FAQ

PetScreening gathers information on your pet and categorizes it into an easy report that is used to determine whether your pet is suitable for the property you’ve applied for.

Pet Applications can be submitted to PetScreening via https://bancroftrents.petscreening.com/. Please note that PetScreening is a 3rd party service provider that collects their own fees separate from your B&A application fee.

PetScreening has an option where those with service animals may submit their requests. PetScreening will review all such requests and ask for appropriate documentation where necessary.
We do not! However, if selected, all pets must be insured by your renter’s insurance policy.
No more than two persons per bedroom.

Generally speaking, B&A is looking for the following:

  • Credit scores above 650
  • Income 3x the monthly rent
  • Any unsatisfied judgements for evictions and violent felony convictions within the last 5 years may be grounds for denial.

However, we understand that every situation is different. If yours falls short of one of these criteria, we may still be able to help you, depending on the nature and circumstances of the shortfall, and the number and quality of other applicants, if any.

At least one ID must be a government-issued photo ID. The most common submissions are Drivers Licenses/State ID’s and Social Security Cards, though we can also accept insurance cards, passports, and the like to satisfy this requirement.
Paystubs, bank statements that show regularly occurring deposits, award letters, hire letters, court orders, and in some cases, tax returns may be acceptable. If you’ve got something that could be used to prove income that doesn’t appear on this list, please contact an agent via phone or email and ask whether it’s acceptable.
No. You must choose one property to apply for. If your application is not selected for the property and are not given a hard denial, you will be given the opportunity to move your application to another available property at no additional cost (as long as it’s used within 30 days of the application submission), though it will be subject to the same multiple application procedures, if mulitple applications on the property exist.
These situations are handled in a Best-of-Group manner. If multiple completed applications exist for the same property, they will all be compared to each other and the applicant with the highest qualifications will be offered the property first.
Incomplete applications are those that have not been paid for, or are missing legible copies of ID’s or income verification, missing pet applications or reasonable accommodation requests (if applicable), or a co-applicant has not completed the above.
You can get a Guarantor. A guarantor must submit and complete an application alongside you, as well as execute and notarize a separate Guarantor Form (hyperlink) that becomes attached to a lease. The guarantor then assumes responsibility for damage and default on the part of the tenants.
