Your Social Security Number
Your vehicle(s) year, make, model, and license number
Payment of $50 Application Fee for each household member 18-years-old or older
Two forms of ID and proof of income
Each adult (18-years-and-up) must complete his or her own rental application.

PetScreening gathers information on your pet and categorizes it into an easy report that is used to determine whether your pet is suitable for the property you’ve applied for.
Pet Applications can be submitted to PetScreening via https://bancroftrents.petscreening.com/. Please note that PetScreening is a 3rd party service provider that collects their own fees separate from your B&A application fee.
PetScreening has an option where those with service animals may submit their requests. PetScreening will review all such requests and ask for appropriate documentation where necessary.
Generally speaking, B&A is looking for the following:
Credit scores above 650
Income 3x the monthly rent
Any unsatisfied judgements for evictions and violent felony convictions within the last 5 years may be grounds for denial.
However, we understand that every situation is different. If yours falls short of one of these criteria, we may still be able to help you, depending on the nature and circumstances of the shortfall, and the number and quality of other applicants, if any.
At least one ID must be a government-issued photo ID. The most common submissions are Drivers Licenses/State ID’s and Social Security Cards, though we can also accept insurance cards, passports, and the like to satisfy this requirement.
Paystubs, bank statements that show regularly occurring deposits, award letters, hire letters, court orders, and in some cases, tax returns may be acceptable. If you’ve got something that could be used to prove income that doesn’t appear on this list, please contact an agent via phone or email and ask whether it’s acceptable.
No. You must choose one property to apply for. If your application is not selected for the property and are not given a hard denial, you will be given the opportunity to move your application to another available property at no additional cost (as long as it’s used within 30 days of the application submission), though it will be subject to the same multiple application procedures, if mulitple applications on the property exist.
These situations are handled in a Best-of-Group manner. If multiple completed applications exist for the same property, they will all be compared to each other and the applicant with the highest qualifications will be offered the property first.
Incomplete applications are those that have not been paid for, or are missing legible copies of ID’s or income verification, missing pet applications or reasonable accommodation requests (if applicable), or a co-applicant has not completed the above.
You can get a Guarantor. A guarantor must submit and complete an application alongside you, as well as execute and notarize a separate Guarantor Form (hyperlink) that becomes attached to a lease. The guarantor then assumes responsibility for damage and default on the part of the tenants.
