Before you take in Airbnb or other tenants for the first time, there are things you need to do as a responsible landlord, a home rental checklist. These include informing your guests of where they’re allowed to park, when the garbage gets picked up, and how the TV remote works. Managing a frequently rented property may sound cut-and-dried, but unless you’ve rented a home or apartment yourself, it’s easy to overlook the obvious. What to Do Before Guests or Tenants Arrive | Home Rental Checklist

  1. Get the Wi-Fi up and running. In this age of working remotely from home, few things can put a damper on a tenant-landlord relationship faster than a subpar internet connection.
  2. Hire a cleaning service. A clean rental is a happy rental, and so are the guests who stay there and the property owner who foots the bill.
  3. Provide parking. Off-street parking may not be a requirement, but your guests will love you for it. If there is none for the property you’re renting out, provide at least one reserved parking space in a nearby garage or public parking lot.
  4. Secure your valuables. If you’re renting out a home that you sometimes use yourself or that still contains your belongings, make sure everything of value is out of sight and safely locked away.
  5. Leave Instructions. Your guests need to know how the streaming feature works on your television, as well as which channels are available. They need to know if they’re allowed to use the fireplace, the hot tub, and the outdoor grill. What’s off-limits, and what’s not? And don’t forget the 411 on garbage day set-out and pick-up.
  6. Hire a local property manager, such as Bancroft & Associates. If you live across the state (or the country) from your rental unit, make sure there’s someone local to field emergency calls from your guests.
  7. Specify where pets are and are not welcome. Can they sleep inside the house, on the couch, or in the bed? Or do pet rules demand they stay contained to the dog bed in the kitchen?
  8. Is smoking permitted inside your rental? If not, make sure you communicate this to your guests.
  9. How close are the neighbors? Is music volume an issue? Or are partiers welcome?
  10. Provide an exit checklist for guests. Where do they leave the keys? Should any lights be left on?
