An Arizona summer is much more intense than summers in other areas of the country. These summer maintenance tips will help you keep your Arizona home investment in top shape all summer:
The Air Conditioner
Much like a furnace in northern climates, air conditioning in an Arizona home is essential for survival. Because it will work so hard every year, regular maintenance is a must. Along with an annual professional inspection, be sure someone changes the filters changed monthly and that the area surrounding the outdoor unit is kept clean and free from debris.
Monsoon
June through September in Arizona brings the monsoons, and those who are expecting the “dry heat” of the desert might not be prepared for the heavy rains, winds, thunderstorms, and humid conditions. Protect your rental home by making sure the doors and windows operate properly and close tightly to prevent rain and pests from sneaking in. If the roof is more than a few years old, you should do an inspection to ensure it will not leak during a storm. Then, check that the gutters and downspouts are clear and draining away from the home
Outdoor Fixtures
The relentless sun followed by monsoon months can be tough on outdoor fixtures such as decks and patios. Landscaping might also need some refreshing after a brutal summer season. Look for signs of rotting, cracked, or damaged boards on decks and patios and replace any that you find. Reseal or stain decks every year to be sure they’re ready to stand up to another year of punishment. Then power-wash the exterior of the home to remove dirt, tree sap, and other debris. While washing, check the entire house for damage from the sun, wind, and other elements and repair promptly. A small area of damage can become a big headache if not addressed quickly.
Vents and Fans
The last details to check are the vents and fans in the home. Adequate venting is essential, especially during the humid monsoon months. Proper ventilation is more than just comfort as excess moisture can lead to mold, mildew, and rot. Check to make sure all vents and fans are working correctly, and that ventilation ducts are clear. Don’t forget to include the dryer vent as thousands of fires result from clothes dryers every year!
Beat the Heat
Remember to do any home maintenance either early in the morning or after sundown to prevent risks associated with the harsh Arizona heat.
