An annual A/C tune-up will also include things like lubricating small parts and cleaning dust/debris from the unit to keep it running smoothly.

In addition to annual inspections and tune-ups, Tucson rental homeowners should be mindful of landscaping that may be growing around the outdoor A/C condenser unit. If landscaping is the landlord’s responsibility, it is important that shrubs, plants, and grass be kept trimmed back and away from the condenser itself. A clean filter not only ensures the best possible indoor air quality for tenants but keeps the unit running more smoothly and efficiently in the process. You might even consider providing tenants with free replacement filters as a courtesy, which will increase your tenants’ chances of following your request.
